Presenting a home starts with the budget to do so vs inconvenience vs impact on timeline vs a return on investment.
Generally speaking, presentation can make for up to 10% of the property’s final sale price. But where to start? It all depends on the condition of each aspect of the home and present buyer trends as well, plus the net impact on the home’s total presentation. If the kitchen and pergola are renovated but the bathrooms are not, it will depend on whether the home, overall, is viewed by the buyers as desirable or not? Naturally if it’s in a brilliant location then its subjective appeal will likely be high overall. But if the property has natural drawbacks such as fronting or backing onto a main road, then the overall market appeal and individual buyer desirability will likely drop.
Open spaces and ambience are key universal aspects of a home that buyers tend to resonate with. That first impression of ‘wow’ is only triggered by the buyers when all the little details of the home add up to impress the senses.
To simplify, a fresh coat of paint, new carpets, and blinds and an external ‘facade lift’ such as fresh mulch and basic landscaping updates are always a winner, and generally easy to complete.
If the overall net impact of the home is appealing then major renovations like bathrooms do not always have to be done as long as a buyer can say ‘it’s in good condition’ and the overall net impact of the home adds up to a positive impression.
