By quality we mean the accumulation of multiple factors from each feature of the house including location and the type of agent representation plus the seller’s capacity to align with the market feedback.
The reality of real estate is more like a Democracy and not like a Dictatorship. When the seller begins with the mindset of rationalising the value of the property up and up and up before and independent of the live market feedback then they set themselves up for frustration and disappointment when the marketplace price feedback has ‘voted’ otherwise.
Real Estate agents exist because of the intrinsic clash of self-interest between the seller and the buyer. So, the Agent steps in as a mediator on the sellers’ behalf. A quality agent will help the seller start with the correct perspective on price which is akin to pumping up a tire at the petrol station starting with the ideal KPI number. Then, once the pump hose is connected to the tyre the actual tyre pressure number is revealed. Likewise, we begin with an ideal price but once the property is plugged into the market place the actual price is revealed showing a gap between the ideal (expectations) and the actual (real buyer offers). The Agents role, then, is to support the actual price being ‘pumped up’ as high as possible but not without demand which really means an individual’s subjective desire and personal/circumstantial motivations.
